CONSULTING AGREEMENT

This Consulting Agreement (“Agreement”) is entered into as of May 11, 2026, (the “Effective Date”), between AnaptysBio, Inc., a Delaware corporation having its principal place of business in San Diego, California (“Company” or “Anaptys”), and Chris Murphy, an individual whose address is Rancho Santa Fe, California 92067 (“Consultant”, and collectively with the Company, the “Parties”).

WHEREAS, Consultant has agreed to provide consulting services to the Company following on the terms and conditions set forth in this Agreement;

SUBLEASE AGREEMENT

This Sublease Agreement (“Sublease”) is dated as of June 15, 2026 (the “Effective Date”), by and between ANAPTYSBIO, INC., a Delaware corporation (“Sublandlord”), and FIRST TRACKS BIOTHERAPEUTICS, INC., a Delaware corporation, (“Subtenant”).

RECITALS

A.Sublandlord currently leases certain premises from WATERIDGE PROPERTY OWNER, LP, a Delaware limited partnership (the “Master Landlord”), pursuant to the terms and conditions of that certain Lease dated May 4, 2020, as amended by that certain First Amendment to Lease Agreement, dated April 5, 2021 (as so amended, the “Master Lease”). Pursuant to the Master Lease, Sublandlord currently leases from Master Landlord approximately 45,057 rentable square feet of space (the “Premises”) located in that certain building located in 10770 Wateridge Circle, San Diego, CA 92121 (the “Building”), as more specifically described in the Lease.
